Larger deposits needed from first time buyers

Posted by Admilson on April 8, 2008

First time buyers are having to stump up far larger deposits these days in order to get a competitive deal on a mortgage, according to recent reports. The turmoil in the financial markets has seen an increase in the number of lenders asking for larger deposits on mortgages in order to allow access to their most competitive rates, and this has resulted in fewer and fewer first time buyers being able to afford to take out a mortgage without first having an impressive deposit to put down.

The situation deals yet another blow to would-be first time buyers that are keen to get onto the property ladder, as it means that they are either stuck with finding a considerable amount of money upfront, or they have to settle for higher interest rates. In the past first time buyers have been able to get competitive deals on mortgage loans without putting down any deposit at all in some cases, but industry experts have stated that not only in the 100% mortgage in danger of becoming extinct, but even the traditional 95% mortgage is facing danger.

Recent figures have shown that the number of first time buyers paying an upfront deposit of 25% has risen to its highest in three decades, with many only able to get an affordable mortgage by finding a decent deposit. First time buyers often experience more difficulties when it comes to finding a deposit, as they do not have a previous house to sell from which to take the equity to use towards their deposit, many first time buyers are using their own credit cards to partly fund their deposit, so all upfront money has to come from savings or through alternative means.

This group has been struggling for a number of years when it comes to purchasing property, as high interest rates, soaring house prices, and lack of affordability have made it difficult to break into homeownership.

Car is all about good and nice but a motorcycle is always a cheaper and more an option for entertainment. But you have to make sure that the motorcycle is insured as you are spending lot of money on it.

You also have to ensure that you have the liability insurance. Now it has become a legal compulsion to help others if an accident happens. But you do not forget to protect yourself by insuring your bike against robbery, accident and damage.

Here are some methods which you may find interesting to adopt for your bike:

1) Look around :

Never go along with the very first offer you get from the insurance company. It is sure that there are many more profitable schemes which you will get some where else. You have to make sure that you do a lot of research because at the end of the day you are going to enjoy the lower rate of the interest. You can search in the net which is a good source of information. You can contact the insurance agent who can make u understand the details of the scheme you find interesting. But what ever you get make sure that you get it in black and white. There is no value of any verbal assurance.

2) Motorcycle Insurance Discounts:The Safer you drive the chances are also very high of obtaining a lower rate of premium. If you choose defensive rising or training programs then you may be offered some low rate. There are some other methods of getting discount on the premium:

1. You can get discount by supplementing your existing insurance policies (like householder’s policy) with the motorcycle insurance policy.

2. You always have to be careful about the safety of your bike before you get into the fancy looking department. Most of the insurance companies cover only the cost of basic factory component of the bike.

3. A popular brand will help you to get the lower rate. Because the spare parts of those brands are easily available in the market.

4. Always take care of your bike against robbery. Keep your bike at the safest place or in the garage at night.

5. There is an idea which exists in the northern part of the country and the idea is called “Lay Up”. This means that at the time of winter there are some which are not considered.

6. If you become a member of a state or national motorcycle organization then it will give you some benefits as well. It will ensure you that you get lower rate all the time.

3) Your Bike’s Value:

Assess your insurance clauses properly. Even the most expensive policy would not give you more than the price of your bike. Evaluate the premium amount as well as the depreciation amount. You should also add if you have done any extra improvisations on your bike. Take pictures so that, if need arises, you have a concrete proof of the condition of your bike.

4) Safety:

Last but not the least, drive safely. An unblemished driving record will not only protect you from bodily harm, it might also ensure a dip in your rates of insurance. Set your mind free of worries with the right kind of insurance and ride safe to enjoy riding on your prized motorcycle.

A Little Light Shed on the Cash Advance

Posted by Admilson on January 4, 2008

Many people do have reasonable qualms in regards to payday loans; cash advance stores, or any other type of online loans. Any company calling itself a payday loan store and offers a cash advance is offering a financial risk to segments of society that may not have the ability to control financial spending. It is simple to say that the payday loan store has a responsibility as an online lender to insure that each person to whom it offers a cash advance has an understanding of basic fiscal responsibility.

While this is not at all an irrational hope and expectation, it is overlooking a few basic issues. For one, according to a recent report by Donald P. Morgan, of the Federal Reserve Bank of New York, most people who utilize online payday loans are not low-income individuals, but middle-income individuals. While this does not preclude such people from having poor financial habits, nor intimate that low income wage earners have poor financial habits simply because they are low on the economic ladder, it does indicate that most people have drawn an inaccurate image of the average online cash advance user.

As far as the issue of bankruptcy goes, is not an irrelevant one. However, while it is true that some who frequent a payday loan store or regularly go online to find payday loans are eventually driven to file for bankruptcy, it is also just as true that more traditional means of cash advance loans, such as found with banks and credit cards, have been causing people to file for bankruptcy long before online payday loans ever existed.

Again, according to the aforementioned report by Donald P. Morgan, of the Federal Reserve Bank of New York, the growth of the cash advance industry would have long ago ceased if it did not provide a valuable social service for individuals who are overlooked by traditional banking loans. It can be condescending to those who are in need of such short-term financial assistance to imply that, en masse, they are incapable of handling their own finances. In fact, the credit card industry does not receive the measure of media scrutiny given to online payday loans, yet not only do they market directly to the lowest end of the economic scale, but they also directly market to those who have just emerged from bankruptcy. For such individuals, it is reasoned, cannot declare bankruptcy for another seven years, and so are a guaranteed source of income.

In the end, a cash advance loan is not preferable to proper fiscal responsibility. However, there are times in everyone’s lives when the most responsible route is not an option. In such cases as these, the online payday loan store provides a means of financial independence. Rather than leave people to the mercy of fate or the all too often effacing and demoralizing option of social services, payday loans allow an individual the opportunity to get back on the right financial footing on their own terms. Yes, it does require a certain amount of financial responsibility, and that is what being an adult is all about. A cash advance is simply an opportunity for those who have made mistakes in the past, or who have never been given an opportunity in the first place, to have the financial means to take care of their own unexpected expenses that many of us take for granted.

Very Happy And Prosperous New Year To All - 2008

Posted by Admilson on January 1, 2008

Wish all of you a very happy and prosperous new year. New Year means new resolution, new plans to implement and new hopes. Time never wait for none. In 2008 I have also some resolutions. But I will not tell u what my new year’s resolutions are. I will try to implement all the resolutions in 2008. Though resolutions are made to be broken. Every year we plan to do something but at the end of the year when we calculate what are things we have done in the whole  year we find that most of the resolutions have not been implemented and again we plan those things to do in the coming year.

Hope in this year all of our dreams will be fulfilled and we will get all the desired success.
